Shelta Asset is a Nigerian PropTech platform that lets users buy fractional equity in vetted properties and earn rental income, while tenants can discover, inspect, and rent those same verified properties. Everything — from equity to disbursements to rent payments — happens on one secure platform.
Who can use Shelta Asset?
Shelta Asset is open to two types of users: Landlords who want to earn passive income from real estate, and Tenants who want to rent a verified, professionally managed property. All users must register, verify their email, and complete KYC before accessing the marketplace.
Is Shelta Asset safe to use?
Yes. Every property listed on the platform has been vetted by the Shelta operations team before it goes live. The marketplace is fully gated — you must be authenticated and identity-verified to access any property details. All payments are processed through Paystack, Nigeria’s leading PCI-compliant payment gateway. Your personal data is handled in accordance with Nigerian data protection regulations.
What is KYC and why do I need to complete it?
KYC stands for Know Your Customer. It is a standard identity verification process required by financial and investment platforms to confirm who their users are. On Shelta Asset, both landlords and tenants must complete KYC before they can invest, apply for a property, book an inspection, or make any payments. It protects you and all other users on the platform.
What is the minimum amount I can use to become a landlord?
The minimum investment on Shelta Asset is ₦3,000,000. This is the smallest amount of equity you can purchase in a single transaction. There is no maximum — you can invest up to the total available equity in any given property.
What is the lock period?
After you purchase equity in a property, your position enters a lock period of 24 to 30 months. During this time, you cannot list your equity for resale on the secondary market. You will still earn rental disbursements throughout the lock period. Once the lock period ends, your equity status changes to Unlocked, and you can choose to hold it or list it for sale.
How does my return on investment (ROI) work?
Your ROI comes from rental income. When a tenant pays rent, Shelta deducts an 8.5% management fee from the gross rent. The remaining net rent is then distributed to all equity holders in that property, proportional to the percentage of equity each investor holds. For example, if you hold 10% of a property’s equity, you receive 10% of the net rent as your disbursement.
When are disbursements paid?
Disbursement timing depends on your chosen payout schedule. You can select from Monthly, Quarterly, Bi-Annually, or Annually from your dashboard settings. Disbursements are processed by the Shelta team and you will see them in your portfolio’s disbursement history once paid.
What happens if a property is vacant and has no tenant?
If a property has no active tenant, no rent is collected, which means there is no rental income to distribute. You will not receive disbursements during a vacancy period. Shelta’s operations team works to minimise vacancies by actively managing properties and marketing them to prospective tenants.
How do I list my equity for sale?
Once your lock period has ended and your equity status is Unlocked, you can list your equity position for sale on the secondary market. A 5% sale fee is added on top of the listing price. Other investors on the platform can then purchase your equity stake.
What does the property class (A, B, C) mean?
Properties are classified by their total equity value. Class A properties are valued at ₦100 million or above. Class B properties are valued between ₦50 million and ₦99.9 million. Class C properties are valued below ₦50 million. You can filter by class in the equity marketplace.
KYC (Know Your Customer) is the identity verification process you must complete before you can apply for a property, book an inspection, or make any payments. You will be asked to provide personal details, your profession and income information, and upload a valid government-issued ID. Once submitted, the Shelta team reviews your application within 2–3 business days and notifies you by email.
How long does KYC approval take?
KYC review typically takes 2–3 business days after you submit your application. You will receive an email confirming the outcome. If your KYC is rejected, you will receive feedback explaining the reason, and you can resubmit with the necessary corrections.
What is the affordability rule?
Shelta Asset applies an affordability check to protect tenants from taking on rent they cannot sustain. Your annual rent must not exceed 25% of your annual income. This check is applied automatically based on the income information you provide in your KYC form. If a property exceeds your affordability threshold, your application for that property will not be accepted.
How do I pay my rent?
Rent is paid directly through the Shelta Asset platform using Paystack. Once your tenancy is active, you will see your next payment due in your tenant dashboard. You can pay by card or bank transfer. After each payment, you can download a receipt from your payment history.
What if I need repairs or maintenance at my property?
You can raise a maintenance request directly from your tenant dashboard. Select the property, describe the issue, choose the category (plumbing, electrical, structural, etc.) and urgency level, and submit. You can also attach photos. The Shelta team will review your request and coordinate with a qualified vendor to address it.
What happens at the end of my lease?
Before your lease ends, you can submit a renewal request from your dashboard. The Shelta team will review it and get in touch with updated terms. If you choose not to renew, you are expected to vacate by the end of your lease date as stated in your agreement.
Shelta Asset processes all payments through Paystack, which supports debit and credit cards (Visa, Mastercard, Verve) and bank transfers. You can also save a card for faster future payments directly from your dashboard.
Is Paystack secure?
Yes. Paystack is PCI-DSS compliant and is used by thousands of businesses across Nigeria and Africa. Your card details are never stored on Shelta Asset’s servers — they are securely handled by Paystack’s payment infrastructure.
How do I get a receipt for a payment?
Every successful payment is recorded in your payment history. For tenants, you can view and download individual payment receipts from the Payments section of your dashboard. Investors can see their payment records in the portfolio detail view for each equity position.
What should I do if a payment fails?
If your payment fails, no money has been deducted from your account (or if it was, it will be refunded automatically through Paystack’s process). You can try the payment again from your dashboard. If the issue persists, contact the support team with your payment reference number for assistance.
