An Asset is any property listed on the Shelta Asset platform. Whether it is a residential apartment, a commercial building, or a mixed-use development, the platform refers to it as an Asset. Every Asset is vetted by the Shelta operations team before it is published to the marketplace. Assets can be listed for equity investment, for rental, or both — depending on how the property is classified.

An Asset Code is the unique, auto-generated identifier assigned to every property on the platform. It follows the format
SRA-001, SRA-002, and so on. You will see the Asset Code on property listings, your portfolio, your tenancy details, and in any support communications about a specific property. Use the Asset Code when contacting support about a particular property.Property Class

Properties are grouped into three classes based on their value:For Landlords — classification is based on the property’s total equity value:
- Class A — total equity value of ₦100 million or above
- Class B — total equity value between ₦50 million and ₦99.9 million
- Class C — total equity value below ₦50 million
- Class A — annual rent of ₦10 million or above
- Class B — annual rent between ₦5 million and ₦9.9 million
- Class C — annual rent below ₦5 million

Equity is your fractional ownership stake in a property. When you invest in an Asset, you are purchasing a portion of that property’s total value — denominated in Nigerian Naira (₦). The size of your equity stake determines your share of the rental income. For example, if you hold ₦5 million worth of equity in a property with a total equity value of ₦50 million, you hold a 10% stake and will receive 10% of the net rent distributed to landlords.

Your equity position will always have one of these three statuses:
- LOCKED — your equity is within the lock period (24–30 months from purchase) and cannot yet be listed for resale.
- UNLOCKED — the lock period has ended. You can continue to hold your equity and earn disbursements, or choose to list it for sale.
- LISTED FOR SALE — you have listed your equity on the secondary market for other investors to purchase.

The Lock Period is the minimum holding time after you purchase equity in a property before you are permitted to list it for resale. On Shelta Asset, the lock period is 24 to 30 months from the date of your equity purchase. During the lock period, you continue to earn rental disbursements as normal — the restriction applies only to resale, not to income.

Your Landlord Code is the unique identity code assigned to your landlord account when you register on the platform. It identifies you across all your equity positions, disbursements, and documents. You will see your Landlord Code at the top of your investor dashboard. Always include it when contacting support.

Disbursement
A Disbursement is the net rental income distributed to you as an landlord. When a tenant pays rent, Shelta deducts the management fee from the gross rent, and the remaining amount is distributed to all equity holders in that property, pro-rata based on each landlord’s equity percentage. Disbursements are recorded in your portfolio history and show the gross rent, management fee deducted, net rent, and your individual share.

The Management Fee is the fee Shelta Asset charges for professionally managing the property on behalf of all equity holders. This covers tenant sourcing, rent collection, maintenance coordination, and general property management. The management fee is 8% of the gross rent and is deducted before the net rent is distributed to landlords. You will always see this deduction itemised in your disbursement records.
Sale Fee
Sale Fee
When you list your equity for sale on the secondary market, a Sale Fee of 5% is added on top of your chosen listing price. This means the buyer pays your listing price plus the 5% fee. The sale fee is calculated and displayed automatically when you set up your listing.

Your Payout Schedule controls how often your rental disbursements are processed and paid to you. You can choose from four options in your dashboard settings:
- MONTHLY — disbursements every month
- QUARTERLY — disbursements every three months
- BI_ANNUALLY — disbursements twice a year
- ANNUALLY — disbursements once a year

Your tenancy will move through these states during its lifecycle:
- PENDING — your application has been approved and a tenancy has been created, but you have not yet signed the lease agreement.
- AWAITING_PAYMENT — you have signed the lease agreement and are waiting to make your initial payment (security deposit or first month’s rent).
- ACTIVE — your payment has been confirmed and your tenancy is live. You have access to your rental dashboard, payment history, and maintenance request features.

Your Tenant Code is the unique identity code assigned to your tenant account when you register on the platform. It appears on your tenant dashboard and is referenced in your tenancy agreement and payment records. Include it when contacting support for the fastest possible response.

KYC (Know Your Customer)
KYC (Know Your Customer)
KYC is the identity verification process that every user — both investors and tenants — must complete before accessing any marketplace features or making payments. It involves submitting personal information (full name, date of birth, nationality, profession, income) and a valid government-issued ID. The Shelta team reviews each submission and responds within 2–3 business days. KYC is a regulatory requirement and a key part of maintaining trust and security on the platform.
