Once you have found a property you want to rent, you can submit a formal application through your tenant dashboard. The Shelta team reviews all applications and responds within 2–3 business days. This page explains what you need before you apply, how the affordability check works, and what to expect after you submit.

Requirements before you can apply

Two conditions must be met before the platform will accept your application:

KYC approved

Your Know Your Customer verification must be fully approved by the Shelta team. A submitted-but-pending KYC is not sufficient.

No active tenancy

You can only hold one tenancy at a time. If you already have a pending, awaiting-payment, or active tenancy, you cannot apply for a second property.

How the affordability check works

Shelta Asset applies an affordability rule to every application: your annual rent must not exceed 25% of your annual income. This check runs automatically when you submit your application. Your income is drawn from the average monthly income bracket you declared during KYC. The platform maps each bracket to a monthly income figure and multiplies it by 12 to arrive at your annual income.

Example: If your KYC bracket is ₦250,000–₦500,000, the platform uses ₦250,000/month → ₦3,000,000/year. The maximum annual rent you can apply for is ₦750,000 (25% of ₦3,000,000), which equals a monthly rent of ₦62,500.
If you are a student with a sponsor, affordability is assessed by the admin team as part of your KYC review rather than automatically at application. You must have valid sponsor details on file.
If the property’s annual rent exceeds 25% of your annual income, your application will be blocked immediately. You will need to look at properties in a lower rent range. Shelta Asset cannot override this rule at the application stage.

Submitting an application

Open the property listing

From the rental marketplace, click the property you want to apply for to open its detail page.

Click 'Apply'

Select the Apply button. This is only visible if your KYC is approved and you have no active tenancy.

Enter your preferred move-in date (optional)

If you have a specific date in mind, enter it in the Move-in Date field. This is optional — the Shelta team will confirm the actual date during review.

Add a message (optional)

Use the Message field to introduce yourself or share anything relevant to your application, such as your occupation or reason for moving. The message must be at least 10 characters if provided.

Submit your application

Confirm the submission. You will see a confirmation message, and the Shelta team will receive your application immediately.

What happens after you apply

The Shelta team reviews your application manually. You will receive a response within 2–3 business days. During review, the team considers:
  • Your KYC information, including income bracket and profession
  • The affordability ratio recorded at the time of submission
  • Any message you provided
If your application is approved, the team will create your tenancy record and notify you to review and sign your lease agreement. See Signing Your Lease Agreement for what comes next.

Tracking your applications

You can see all your applications from the Applications section of your tenant dashboard. Each entry shows:
  • The property name and asset code
  • Your application status
  • Whether a tenancy record has been created and linked to your application
Applications can be declined for several reasons. Common causes include:
  • Your income bracket does not support the property’s rent, even if the system allowed submission (e.g. sponsor details were incomplete)
  • Another applicant was selected for the same property
  • Your KYC information raised a concern during review
  • The property was taken off the market before a decision was made
If your application is declined, the Shelta team will notify you by email. You are free to apply for other properties immediately.
Yes, you can submit applications for multiple properties while you have no active tenancy. However, once one application is approved and your tenancy becomes active, you cannot hold another tenancy simultaneously.
Contact the Shelta support team to withdraw a pending application. You cannot cancel an application from the dashboard directly.
