KYC — Know Your Customer — is the identity and income verification process that Shelta Asset requires every tenant to complete before they can interact with a property. This includes booking inspections, submitting tenancy applications, and making any payment. The process is designed to protect both you and property owners, and to ensure that every tenant placed in a Shelta property meets a baseline standard of financial eligibility.
KYC is mandatory. You cannot book a property inspection, apply for a rental, or pay rent until your KYC status is Approved. Start your KYC as early as possible to avoid delays.

KYC status

Your KYC status progresses through the following stages:

You can check your current status at any time on your Dashboard Overview or by going to Dashboard → KYC.

How to submit your KYC

Navigate to Dashboard → KYC and complete the four-step form. You can save your progress and return to it at any time before submitting.

Personal details

Provide your personal information exactly as it appears on your government-issued ID.

Income and employment

Tell us about your profession and income. The form adapts based on whether you are a business owner, employed, or a student.

Occupancy details

Indicate how you intend to use the property — whether you will live alone, if you have pets, and so on.

Declaration and terms

Review the declaration, confirm that all the information you have provided is accurate, and agree to the Terms of Service.

Step 1: Personal details

Step 2: Income and employment

This step is the most detailed section of the KYC form. The fields you see depend on which profession you select.

Income ranges

The average monthly income field uses the following ranges, expressed in Nigerian Naira (₦):

Select the range that reflects your average monthly income, not your highest or lowest month. If your income varies significantly, choose the range that most accurately represents your typical month.

Affordability rule

Shelta Asset applies an affordability check when you apply for a property: Annual rent must not exceed 25% of your annual income. For example, if your monthly income is in the ₦250,001 – ₦500,000 range (minimum ₦250,001/month, or ₦3,000,012/year), the maximum annual rent you would be eligible for is ₦750,003 (25% of ₦3,000,012), which is equivalent to a monthly rent of around ₦62,500.
If the annual rent of a property you are applying for exceeds 25% of your declared annual income, your application will be blocked. Choose a property within your affordability threshold, or update your KYC if your income has changed.

If you are a student without a personal source of income, you can provide a sponsor’s details instead. A sponsor is someone who will be financially responsible for your rent — typically a parent or guardian. You will need to provide the following information about your sponsor:

When a sponsor is provided, the affordability check (annual rent ≤ 25% of annual income) is applied to the sponsor’s income and is verified by the Shelta team during KYC review, rather than being calculated automatically during application.

Step 3: Occupancy details

This section helps property managers understand how you intend to live in the property.

Step 4: Declaration and terms

Read the declaration carefully. By submitting, you confirm that:
  • All information you have provided is accurate and complete.
  • You consent to Shelta Asset processing your personal data for tenant verification and tenancy management.
  • You understand that Shelta Asset may verify your information with third parties, including financial institutions and government agencies.
You must tick the checkbox to agree to the Terms of Service and Privacy Policy before you can submit.

After you submit

Once you submit your KYC form:
  1. Your status changes to Submitted.
  2. You receive a confirmation email from Shelta Asset.
  3. The Shelta team reviews your submission within 2–3 business days.
  4. You receive an email once a decision has been made.
While your KYC is under review, you can still browse the rental marketplace and view property listings. You will just not be able to book an inspection or apply until approval is confirmed.

If your KYC is approved

Your dashboard status changes to Approved and you gain full access to:
  • Booking property inspections
  • Submitting tenancy applications
  • Signing lease agreements
  • Making payments

If your KYC is rejected

Your dashboard will show a Rejected banner with the reason provided by the Shelta team. Common reasons include illegible documents, mismatched names, or insufficient proof of income. To resubmit:
  1. Go to Dashboard → KYC.
  2. Review the rejection reason shown on the page.
  3. Correct the relevant fields or upload better documents.
  4. Submit the form again.
You can resubmit your KYC as many times as needed, as long as your status is not already Approved. Once approved, your KYC cannot be edited.
