What documents are available to you
Your Documents section shows every file associated with your investor account. These fall into three categories:Purchase & Management Contract
Your Power of Attorney (POA), digitally signed at the time you completed your equity purchase. This document authorises Shelta Asset to manage the property and distribute rental income on your behalf.
Asset documents
Property-level documents for assets you hold equity in. These may include title documents, regulatory filings, and other official records uploaded by the Shelta team.
KYC documents
The identity documents you submitted during your Know Your Customer verification — for example, your national ID or passport — as well as any documents uploaded by the Shelta compliance team on your behalf.
Equity position documents
Documents tied directly to a specific equity position you hold, such as position-level agreements or allocation records.
How to access your documents
Open your investor dashboard
Log in to app.sheltaasset.com and go to your investor dashboard.
Go to Documents
In the sidebar, click Documents. The page shows a list of all documents available to your account, sorted from newest to oldest.
Find the document you need
Each document entry shows its type, the asset it relates to (if applicable), the file name, and the date it was uploaded. Scroll through the list or use any available filters to locate the file you want.

The Power of Attorney is generated automatically when you sign your purchase agreement before completing payment. It is a legally binding document that appoints Shelta Real Asset as your agent to:
- Execute purchase documents on your behalf
- Manage the property, including finding tenants and collecting rent
- Distribute your proportional share of rental income based on your equity stake
Asset documents
Asset documents
These are property-level documents uploaded by the Shelta operations team for assets you hold equity in. They may include title deeds, survey plans, regulatory approvals, or other records relevant to the property. You have access to these documents because you are a registered equity holder in the asset.
KYC documents
KYC documents
These are the identity and compliance documents associated with your investor profile. They include files you uploaded during KYC — such as a government-issued ID — as well as any documents uploaded by the Shelta compliance team on your behalf as part of the review process.
KYC documents are visible only to you and the Shelta compliance team. They are never shared with other investors or third parties.

Documents appear after you have completed at least one investment and had your KYC approved. If you have completed KYC but have not yet invested, only your KYC-related documents will appear. If you have recently signed an agreement, allow a few minutes for the document to appear in your list.

The download link is a time-limited presigned URL. If it has expired or the download did not start, go back to the Documents page and click Download again to generate a new link. Make sure your browser is not blocking pop-ups or file downloads from the platform.

Document uploads for investors are handled by the Shelta compliance team as part of the KYC review process. If you need to submit additional documents, contact support and the team will assist you.
