The minimum investment amount is ₦3,000,000. This figure is set by the platform and may be updated by the Shelta Asset team from time to time.
Prerequisites
Before you can invest you must meet two conditions.Approved KYC
Your Know Your Customer (KYC) submission must be reviewed and approved by the Shelta Asset team. Submitting KYC without approval is not sufficient.
Available equity
The property you want to invest in must still have unallocated equity. You can see the Equity available figure on every listing.
The Equity flow
Complete and pass KYC
Go to Dashboard → KYC and submit your identity documents and personal details. The Shelta Asset team reviews submissions within 2–3 business days and sends a decision by email.
Browse the marketplace and pick a property
Open the Marketplace and use the filters to find a property that fits your investment goals. Review the projected ROI, equity available, property class, and location before proceeding.See Browsing the Equity Marketplace for a full guide to the filters and listing details.
Check equity availability
On the property detail page confirm that Equity available is greater than the amount you intend to invest. If the available equity is less than the minimum investment of ₦3,000,000 the property is effectively fully subscribed and you cannot invest.
If multiple investors submit payment for the same property at the same time and the total requested exceeds what is available, the platform will reject any payment that would cause the total allocated equity to exceed the total equity value. In this case your payment will not be processed and you can try a different property.
Sign the Power of Attorney (POA)
Before payment you must digitally sign a Power of Attorney document. The POA authorises Shelta Real Asset to act on your behalf to execute purchase documents, manage the property, and distribute your rental income. It is a legal requirement of the investment and cannot be skipped.

Click Sign Agreement on the property detail page. The platform sends a six-digit one-time password to your registered email address. The OTP is valid for 10 minutes.
Enter your investment amount and initiate payment
After signing the POA, enter the amount you want to invest in ₦. Your amount must be:
- At least ₦3,000,000
- No greater than the current Equity available for the property
Verify your payment
Once Paystack confirms your payment, the platform verifies the transaction and creates your equity position. You will see a success screen showing:
- Your equity position ID
- The equity value you have acquired in ₦
What happens after you invest

All equity positions are subject to a lock period of 24 to 30 months from the date of purchase. During this period you cannot list your equity for sale on the secondary market. You will continue to receive your share of net rental income according to your chosen payout schedule.

Once the property has an active tenancy, rental income is collected and distributed to all equity holders on a pro-rata basis after deducting the 8.5% management fee. Your share is paid according to the payout schedule you have configured on your account (monthly, quarterly, bi-annually, or annually).See Disbursements for details on how the calculation works.

Your equity position is visible immediately in your portfolio dashboard. If the Paystack payment fails, your equity is not allocated and no position is created. You can try again from the property detail page. If your payment shows as pending for more than 30 minutes, contact Shelta Asset support with the payment reference shown on the Paystack popup.
